Floors in London homes

Flooring enquiries are welcome from every London borough. Two facts shape most jobs here: most people live in flats, and many homes are old.

Flats and sound

55.9% of London dwellings were flats, maisonettes or apartments in 2021. Some leases set conditions for hard floors because of noise below, so check the relevant clause before asking for quotes for wood or LVT. [1]

Shared floors

A floor separating flats owned by different people can be a party structure under the Party Wall etc. Act 1996, according to GOV.UK, so structural work to it may need notices. [2]

Older subfloors

27.6% of London homes were built before 1919 and 22.3% between 1919 and 1944, according to the GLA. Older subfloors often need levelling or repairs before a new finish goes down. [3]

London’s housing stock varies a lot from street to street: Victorian and Edwardian terraces with suspended timber floors, 1930s semis, mansion blocks and modern flats on concrete slabs. Each needs a different approach to the subfloor, which is why a reliable quote starts with a survey.

Many London leases require acoustic underlay under hard floors, so if you live in a flat, check your lease before choosing a floor and give the fitter the specification.

Any survey is arranged directly between you and the fitter, at your property.
