Flooring questions, answered
What people ask most before a new floor goes down.
How much does it cost to fit a new floor?
Price depends on the material, the size and shape of the room, the pattern and how much subfloor preparation is needed. Herringbone takes longer to lay than straight boards, and levelling or replacing boards adds to the cost. Ask for a written, itemised quote after a survey.
Engineered or solid wood: which should I choose?
Engineered boards have a real wood top layer on a stable core, so they cope better with central heating, underfloor heating and kitchen extensions. Solid wood can be sanded more times but moves more with humidity. Ask the fitter which suits each room.
Can flooring go over underfloor heating?
Yes, as long as the floor and adhesive are rated for it and the heating is commissioned first. Engineered wood, LVT and tiles are usually good choices. Check the manufacturer’s maximum surface temperature for the product you choose.
Do I need acoustic underlay in a flat?
Many London leases require hard floors in flats to meet a sound-insulation standard, and some need the freeholder’s consent first. Check your lease and give the fitter the specification your building asks for.
How long does the wood need to acclimatise?
Most manufacturers recommend leaving boards in the room, in their packs, for at least 48 hours before fitting, with the heating at normal living temperature. Follow the instructions for the product you’ve chosen.
Is LVT suitable for kitchens and bathrooms?
Good-quality LVT is water-resistant and warm underfoot, which makes it popular for kitchens, bathrooms and utility rooms. On a glued-down installation the subfloor must be smooth and level, so ask how it will be prepared.
Will the old flooring be removed?
Most fitters can lift carpets, old laminate, vinyl and tiles and take the waste away; check it is in the quote. Some older vinyl tiles and adhesives can contain asbestos, so if that is suspected, work should stop for testing.
How long does fitting take?
An average room in straight boards or LVT is often done in a day once the subfloor is ready. Screeding needs drying time, and parquet patterns take longer. Ask for a realistic timescale with the quote.
Can I send an enquiry for a commercial floor?
Yes. Offices, shops, rental flats and communal areas are welcome; mention whether out-of-hours working is needed.
